How Long Should The Home Inspection Take? A 1,500 sq. ft. single family resale house should take approximately 4-5 hours to complete. Larger houses will take longer. Why do we take so long to inspect a property? To carry out a detailed professiinal examination of the property we need at least 4-5 hours or longer to inspect the property/review our findings and present you with a printed as well as an electronic report all on site. We prefer to complete the total inspection process on site. If the Real Eastate Agent or homeowner limits the inspection time to under 4-5 hours then we suggest that you consult your lawyer for their advice.
What Will I Be Given at the Completion Of The Inspection? At the conclusion of the inspection the inspector will review and present to you a typed report outlining his findings. Included in the report will be the condition of the property, the defects found, approximate longevity of some of the components and approximate retail repair costs for the defects found. Also included in the inspection report will be repair and maintenance techniques. The report will also be available to be sent to you on the internet. What Will Be Inspected? Being members of OAHI we adhere to the Standards Of Practice which includes the following: We inspect: Structural Systems, Exterior, Roof Systems, Plumbing System, Electrical System, Heating System, Air Conditioning System, Interior, Insulation/ Ventilation and Fireplaces/ Fuel Burning Appliances.
What Should I Bring To The Inspection? Dress for the weather ( wear a coat, hat and gloves in the winter), an umbrella, a camera, a tape recorder, writing material, please do not bring children or pets as they may be bored during the lengthly inspection process and they may disturb your concentration.
